INVESTMENT IN THE CONSTRUCTION OF REAL ESTATE OBJECTS AND ITS PROFITABILITY DURING THE WAR

Housing construction is a key task facing Ukrainian developers as a result of the Russian military aggression. Already today, active shifts are being observed in this area, therefore the issue of possibilities and ways of investing in real estate is gaining relevance and claims to be further developed at an intensive pace.The article reveals the main investment trends in real estate construction in Ukraine during the war. The authors present the possible risks of investing in real estate and investment models. The supply of life during 2021–2022 was analyzed. The authors determined that in 2022, due to the war, the temporarily occupied or those suffering from the Russian invasion experienced a critical decline in construction. In the article, the authors researched the trends regarding the "unfreezing" of the construction process, in particular, the slightly positive ones in connection with a full-scale invasion. The indicators of construction sites that resumed their work at the end of 2022 are highlighted. The authors provide perspectives and factors leading to the growth of the local real estate market in Poland. The article estimates the cost of a square meter on the primary and secondary markets in Polish cities. The main problems of investing in real estate construction are highlighted, and the prospects for this industry are determined as a result of the conducted research. Conclusions were made that the real estate market, in synergy with other sectors of the economy, occupies a leading place among the factors of Ukraine's post-war recovery. For investors, today there are quite attractive investment conditions, but, at the same time, it should be understood that the risks are higher than ever.
